* I'm still in search of a perfect condo unit with a perfect location, now my days off are spent inquiring about units and browsing useful informations. I want to choose the BEST since buying a condo unit nowadays are no joke! None of them are less than P2.5 million in the area that I want!
Given a particular location, many Filipino buyers contemplate on whether to buy land (this includes House & Lots and Townhouses), or a condominium for which to live in or invest in. Allow me to enumerate the advantages and disadvantages of each below…
LAND - ADVANTAGES
- Your Living Space tends to be BIGGER
- You have more privacy for your family
- Land will always remain present no matter how many houses you build on it, so it can be passed on to future generations of your family
- Land values appreciate over time (since they don’t make new land)
- You can have your own garden, garage, and even a swimming pool if it’s big enough and if you’re rich enough
LAND - DISADVANTAGES
- More expensive especially if you want to live in highly developed areas - these prime lands are usually high-end private villages with large lots and hefty prices
- All the repairs and maintenance of the house will be shouldered by you
- Cheaper Lands are usually farther from highly developed areas and offices
- Locations are usually very near the highly developed areas which house offices and malls, making it very convenient in terms of travel expenses
- Available in small sizes, which allow small families and individuals to live in highly-urbanized areas as well
- Enjoy the Amenities like the Swimming Pool, the Gym, and Function Rooms
- Commands higher Rental Revenues and Income to Investors
- Repairs and maintenance of the Condominium will be taken care by the Condominium Administration like the electricity, water piping, maintenance of the amenities, building facade and interiors
CONDOMINIUMS - DISADVANTAGES
- Living Spaces tend to be smaller
- Monthly dues can be burdensome especially for big-sized condominium units
- Building itself depreciates over time, although the land value increases

well said ms. star..... and please consider the developer's credibility....under the umbrella of vista land are brittany, crown asia and camella prestige which has proven its name for over 30yrs, you may check each projects such as portofino, georgia club, cerritos daanghari, la marea in laguna are one of the best and successful developments under vista land.... I know you already own an house & lot, condo unit is much good for investment like for rentals especially if located in a prime locations, you have lots of prospects for rental investment such as working within the area, foreigners and people cant afford to purchase a property for the meantime and like you working mostly outside abroad living in condo is fit for you less maintenance and let the bldg admin in charge of security!heheheheh.... im hoping that this may help you in decision making i would really appreciate to hear any feedback from you soon. thanks and God bless always!!
ReplyDeleteLike another online friend, you also seem to be having a dilemma involving houses and homes :) Ideally, it would be great to own BOTH a condo unit [for practical purposes] and a house and lot [to get away from the hustle and buslte and to feel 'grounded'. Good luck!
ReplyDeleteHi Star. I guess it's perfect that you start your investment while condo's are still at their pre-selling stage. Pre-selling will give you so much discounts and rebates unlike when the unit or the condo is nearly done. Hope this one helps!

ReplyDeleteFor practical reasons and easy lifestyle... Get a condo. But preparing for a retirement home as well, Get a House & Lot, but I know you can have it both, so stop the dilemma. Just prioritize what to have first. Have a nice day!
